How we source and verify data

This page describes how WA Homes finds, cites, and maintains the data that appears in its blog posts and market guides. It exists so readers — and search engines — can evaluate the basis for our claims.

Data sources we cite

We draw on government records and recognized industry data sets. Third-party aggregator figures are used only as secondary context alongside primary sources.

NWMLS — Northwest Multiple Listing Service

Closed-sale data: median and average sale prices, days on market, list-to-sale ratios, and inventory counts for King and Snohomish counties.

King County Assessor's Office

Public property records, assessed values, and recorded sale prices for individual parcels.

Washington State Department of Licensing (DOL)

Broker and brokerage licensing status, regulatory filings, and disciplinary records.

U.S. Census Bureau — American Community Survey (ACS)

Demographic data, household income figures, commute times, and housing unit counts at the city and census-tract level.

Redfin Data Center & Zillow Research

Market trend data, price-per-square-foot trends, and year-over-year comparisons used for context alongside primary MLS data.

Remodeling Magazine — Cost vs. Value Report (Pacific region)

Return-on-investment estimates for common home improvement projects. We use Pacific region figures, not national averages.

Washington State Housing Finance Commission (WSHFC)

Down payment assistance program eligibility, loan limits, income thresholds, and first-time buyer program details.

What [VERIFY] means

Some articles contain an inline [VERIFY] marker immediately after a statistic or figure. This means the number was accurate at time of writing but may shift faster than our update cycle allows us to keep pace with. Confirm the figure with the primary source listed before acting on it — particularly for program income limits, loan thresholds, or current inventory counts.

Our editorial standard

Every article published on this site is reviewed by a licensed Washington State real estate broker before publication. The broker checks that cited figures match their source, that program descriptions reflect current rules, and that any advice given is consistent with Washington real estate law and practice.

We do not publish sponsored content or accept payment to feature a listing, lender, inspector, or other vendor in our editorial pages.

Update policy

Evergreen articles — market guides, buyer and seller process overviews, and neighborhood profiles — are reviewed and updated at least once per quarter. Time-sensitive data (current interest rates, active program limits) is reviewed monthly where practical.

Each article carries two dates: pubDate reflects when the article was first published; updatedDate reflects the last substantive revision. A revision that corrects a data point or adds material new information advances the updatedDate. Copy-editing alone does not.

Corrections

If you find a figure that appears outdated or incorrect, please let us know. We take data quality seriously and will investigate promptly.
